Abu Dhabi Summer Surprise

The Abu Dhabi weather continues to be surprisingly kind of late in terms of maximum temperatures much to the delight of the on-site workers, who continue to make good progress towards the completion of the Marina Heights Towers and the entire Marina Square development.  The access tunnel which will connect the main access bridge/road to Marina Square is nearing completion.  There has also been significant work completed on the neighbouring Sowwah Island with many additional bridges added to the master plan which will benefit the entire island including especially Marina Square.

 

 
 

Countdown continues

All towers within Zone C of Marina Square have now reached their final height, as the contractors add the top section to each structure.  Atop of the Marina Heights Towers the twin 3-Storey Penthouses are now clearly visible.  These spacious homes include their own private swimming pool level and are unique in their design.  On the lower levels of the towers the interior fit out of each unit is underway.  In other parts of Marina Square the surrounding towers are being rapidly progressed, and the hotel is pouring its foundations.  The Marina is being shaped with a retaining wall constructed.

 

 
 

Topping off a great achievement

The penthouse floors and roof sections of the Zone C Towers, which include the centrally located Marina Heights towers, are now nearing completion.  At the same time the external facades of the buildings continue to be added, and in the process realising the design vision of Marina Square.  All other residential towers in the development can now be clearly seen from the existing city shoreline and the emirate is abuzz with the opportunity to be one of the very first residents of Reem Island.  The Master Developer has re-confirmed that the development is on target to meet its expected completion date and currently they are working on an underground access-way to take residents and visitors from the main road directly into Marina Square, allowing easy access to the facility for all.

 

 
 

Structure over 50% completed

The impressive scale of the entire Marina Square development is now starting to take shape. Construction in zones B and D has begun, bringing the total number of towers currently under simultaneous construction within the development to 14.

Only Zone E, which will house the 5-star hotel, serviced apartments and much of the retail areas, has yet to start.  By comparison the towers in zone C, and in particular the Marina Heights towers, are already growing at a rate of 1 floor every 7 days, and with over 2000 workers on site the structure is now up to the 25th floor.  The external glass cladding and windows are being fitted to the buildings and much of the internal block work is now underway.

2007 End of Year Update

This December marks 11 months since our initial ground breaking ceremony on Al Reem Island for the Marina Heights Towers. In this time our project has been making steady progress despite slightly reduced hours during summer and the holy month of Ramadan. The external structure of the impressive multi-storey car parking and retail podium was completed back in September, and now the main Marina Heights I & II towers are growing at a rate of approximately 1 floor per week. ‘Marina Heights I’ is already above the 12th Storey and Marina Heights II is not far behind. The views from the apartments are already spectacular, and this will be accentuated with the additional of each storey and the addition of the spectacular Marina Square community below within the coming years. Work on the other construction zones with Marina Square has now starting, and as such the entire development is on track to meet its target delivery date of December 2009 (or exactly 2 years from now).

 

 
 

Towers still on Target

The latest news from Master Developer Tamouh Investments has Marina Heights I & II still making great progress towards their target completion date. The number of workmen has been steadily increasing on site as the enormous car parking podium (that supports all 5 towers within Zone C) nears its completion. The central cores of each tower are now peaking through the top of the podium, highlighting their specific location within the Zone. Meanwhile the focus for the next few weeks will be to maximise the work completed before the start of the Holy month of Ramadan in mid-September (where fasting occurs during daylight hours and therefore productivity will be slightly reduced during this period).

 

 
 

The Temperatures and Towers are Rising

The rising Marina Heights towers can now be clearly seen from the Abu Dhabi mainland and this is generating incredible interest in the project, and real excitement from our locally based investors.  The construction consortium of ISZL are working round-the-clock to maximise the work completed before the introduction of the compulsory ‘Mid-day Break’ (from 1:00pm – 4:00pm).  This break is required under Abu Dhabi Law during the months of July and August to protect outdoor workers from the high summer temperatures which occur at this time in the region.  During this period construction will still continue 21-hours a day to ensure Marina Heights maintains its position as “the most advanced construction site in Abu Dhabi open to investors of all nationalities”.

Development is simultaneously occurring on all three floors of our car parking podium, and with over 400 people on-site the speed of progress is impressive.

 

 

Marina Heights – The site that never sleeps

In January our twin ‘Marina Heights’ towers became the first of Abu Dhabi’s new residential projects for all nationalities to officially start their construction in the emirate. This milestone also represented the first step in Al Reem Island’s stunning transformation into the centrepiece of Abu Dhabi city (“one of the richest cities in the world”).

This week we’re delighted to announce yet another milestone on the Island. At approximately 7:30pm on Sunday 15 April, the floodlights which surround the entire Marina Heights site were switched on, and work will now continue around-the-clock, 24-hours-a-day, until the successful completion of the project in 2009.

The move to 24-hour construction should see our investors enjoying their luxury homes and rental apartments well before other comparable projects which have yet to start their development.

 

 

New Heights for Al Reem

Profile Group Properties held a ceremony today to celebrate the pouring of the concrete foundations that mark the official start of construction on their twin ‘Marina Heights’ residential towers on Al Reem Island, Abu Dhabi.

The ceremony was held on site in Zone C of the Island’s Marina Square, which represents ‘Plot One, Phase One’ of Al Reem’s Development.

Attending were representatives from Profile Group Properties (Owner of the Marina Heights towers), Tamouh Investments (Master Developer), ISZL (Construction Consortium), and a selection of private individuals who have themselves purchased apartments within Marina Heights.

The Marina Heights towers are the first residential apartments being sold to all nationalities, to start their official construction on Al Reem Island.

Head of Marketing for Profile, Guy Sadler comments that “Profile Group Properties was the first company to offer luxury apartments on Al Reem Island to all nationalities and as promised our Marina Heights project has started its official construction on schedule.  We celebrate today with all our investors as their dream homes and financial investments are now taking shape on the Island”, comments Sadler.

Among the attendees at the ceremony was 34 year old Matthew Holzl, an Australian citizen who has lived in Abu Dhabi for over 4 years.  Matthew and his wife have recently purchased their first home together in Marina Heights, and as such today’s ceremony represents a significant milestone for their future in the Emirate.  After years of paying ‘dead money’ in rent, forcing them to consider returning to Australia, they can now look forward to sharing a beautiful home of their own, in the city where they first met and now love.

The ability for all nationalities to own property within Abu Dhabi’s ‘Investment Zones’ means that expatriates like Matthew Holzl can now also invest in, and benefit from, the rapid and sustained growth the Emirate in now enjoying.

While today’s events mark a significant milestone for Profile Group Properties, more important is what this means to the hundreds of individual and private investors who have had the foresight and belief in the Abu Dhabi Real Estate sector to continue delivering on its promise.
